Mechanical Works – Full Description

The Mechanical Works shall include the design (if applicable), supply, installation, testing, commissioning, and handover of complete and fully operational mechanical systems in accordance with approved drawings, project specifications, applicable codes, standards, and authority requirements. The works shall be executed to ensure safe, efficient, reliable, and energy-efficient operation of all systems.

1. HVAC System

Supply, installation, testing, and commissioning of complete Heating, Ventilation, and Air Conditioning (HVAC) systems, including but not limited to:

  • HVAC units such as Air Handling Units (AHUs), Fan Coil Units (FCUs), Package Units, Split Units, and Exhaust Fans

  • Associated accessories including vibration isolators, control panels, valves, sensors, thermostats, and supports

  • Integration with Building Management System (BMS) where applicable

  • Compliance with ASHRAE standards and local authority requirements

2. Ductwork System

  • Fabrication and installation of GI / pre-insulated ductwork for supply, return, fresh air, and exhaust air systems

  • Installation of duct accessories including volume control dampers, fire dampers, access doors, flexible connections, turning vanes, and sound attenuators

  • Thermal and acoustic insulation as specified

  • Duct leakage testing, air balancing, and commissioning

3. Dampers

  • Supply and installation of fire dampers, smoke dampers, motorized dampers, backdraft dampers, and volume control dampers

  • Installation in accordance with approved shop drawings and fire safety regulations

  • Integration with fire alarm and control systems where required

  • Testing and certification by approved authorities

4. Diffusers, Grilles & Registers

  • Supply and installation of air diffusers, grilles, registers, louvers, and related air terminal devices

  • Proper coordination with architectural finishes and ceiling layouts

  • Airflow adjustment and balancing to achieve design conditions

5. Chilled Water Pumps & Piping

  • Supply, installation, and commissioning of chilled water pumps (primary/secondary, inline or end-suction type)

  • Installation of chilled water piping network including pipes, fittings, valves, strainers, expansion joints, supports, insulation, and identification

  • Pressure testing, flushing, chemical cleaning, and balancing of chilled water systems

6. Water Supply Pumps & Piping

  • Supply and installation of domestic water supply pumps, booster pumps, and transfer pumps

  • Installation of complete water supply piping systems including hot and cold water lines, valves, pressure regulating devices, and accessories

  • Pressure testing, disinfection, and commissioning in compliance with plumbing codes

7. Drainage Pumps & Piping

  • Supply and installation of drainage, sewage, and sump pumps

  • Installation of drainage piping systems including soil, waste, vent, and storm water lines

  • Provision of check valves, isolation valves, level controls, alarms, and control panels

  • Testing for leak-tightness and proper operation

8. Firefighting Pumps & Piping

  • Supply, installation, testing, and commissioning of fire pumps (electric, diesel, and jockey pumps)

  • Installation of firefighting piping systems including sprinkler mains, risers, hose reel lines, valves, hydrants, flow switches, and pressure gauges

  • Compliance with NFPA, FM, UL, and local Civil Defense requirements

  • Performance testing and authority approvals

9. Fire Suppression System

  • Design (if required), supply, installation, and commissioning of fire suppression systems such as:

    • Automatic sprinkler systems

    • Clean agent systems (FM-200, Novec 1230)

    • CO₂ or water mist systems (where applicable)

  • Installation of detection interfaces, control panels, piping, nozzles, cylinders, and accessories

  • System testing, functional demonstration, and certification by relevant authorities

10. Testing, Commissioning & Handover

  • Complete testing, balancing, and commissioning of all mechanical systems

  • Submission of as-built drawings, operation & maintenance manuals, test reports, warranties, and spare parts

  • Training of client personnel and final handover of systems in fully operational condition
